Lodging property values have surpassed their previous peak levels and are expected to continue to increase in 2015. According to the Hotel Valuation Index from HVS and STR, 2014 saw per-room values grow nationally by 13%, and values are expected to continue growth in 2015. While values have seen rapid growth over the last several years, that growth is expected to taper and level-out in 2016 and beyond. For one, supply growth is starting to accelerate, while occupancy levels are at or reaching their cyclical peak. Additionally, the property values are now exceeding their replacement cost (cost to build), and mortgage rates are bound to rise.
Based on these factors, 2015 is poised to be a very strong year for sellers.
